Our house rules are designed to ensure a safe, respectful, and comfortable experience for all guests, neighbors, and staff.
By requesting to book, guests confirm that they have read, understood, and agree to fully comply with these rules. We accept reservations only from guests whose travel plans, communication style, and expectations align with our hosting standards.
Communication Requirement
Clear and respectful communication is required before and during the stay.
Guests must provide sufficient trip details and respond promptly to messages in order for a reservation to be confirmed.
Reservations may be declined if guests do not explicitly confirm that they have read and agree to all house rules prior to arrival.
General Conduct & Community Respect
Respect other guests and keep noise to a minimum, especially in shared areas.
Quiet hours: 9:00 PM to 7:00 AM. During this time, please avoid loud conversations, music, or any disruptive activity.
This property is not suitable for parties, events, or gatherings.
Occupancy & Visitor Policy
Only registered guests listed on the reservation are authorized to stay overnight.
Visitors are allowed only with prior approval and under the following conditions:
The primary guest must notify us in advance and provide the visitor’s full name and ID.
Visits are permitted during daytime hours only.
Overnight visitors must be added to the reservation, and the additional guest fee per night will apply.
These measures are required to maintain compliance with Airbnb insurance coverage and property regulations.
Casual or unregistered visitors are not permitted, as this is a family-oriented property.
Smoking Policy (Strict – No Exceptions)
Smoking, vaping, or use of any smoking-related devices is strictly prohibited:
- Inside the apartment
- On terraces or balconies
- In common areas, hallways, or anywhere on the property
Violation of this policy may result in additional cleaning fees or penalties, in accordance with Airbnb policies.
Shared Amenities & Common Areas
Pool Area
Pool hours: 6:00 AM to 9:00 PM
Use designated pool towels only. Apartment towels are not permitted at the pool.
Shower before entering the pool.
Glassware is not allowed in the pool area for safety reasons.
Proper swimwear is required.
Please avoid walking through common areas while wet.
Gardens & Green Areas:
Keep these areas clean and free of trash.
Do not damage plants or disturb the natural environment.
Laundry Room:
Use machines responsibly and remove laundry promptly.
Laundry detergent is provided for your stay ( Guests labeled )
Parking:
Each apartment has one assigned parking space.
Park only in your designated spot.
Drive slowly and carefully within the property.
Inside the Apartment:
Treat all furnishings, appliances, and décor with care.
Please keep furniture and items in their original locations.
Turn off lights, air conditioning, and appliances when not in use.
The split A/C unit cools the space efficiently; electricity costs in Costa Rica are high, so your cooperation is appreciated.
Cleanliness & Property Care:
The apartment must be kept in reasonable condition throughout the stay.
Excessive mess, misuse, or neglect is not permitted.
Any damage beyond normal wear and tear may result in additional charges.
Security:
Follow all security guidelines.
Do not leave entry doors open or unlocked.
Check-Out:
Leave the apartment tidy.
Dispose of trash in designated areas.
Notify us of your departure so cleaning staff can be scheduled.
Damage, Loss & Replacement Policy:
If any items are damaged or missing, the following replacement fees may apply:
Bath towels: $25 each
Bed sheets: $65 per set
Duvets or duvet covers: $65 each
Wine / kitchen glasses: $7 each
For larger items (appliances or furniture), repair or replacement costs will be assessed based on actual cost.
All charges will be managed through Airbnb’s Resolution Center, in accordance with platform policies.
Compliance & Right to Decline:
We reserve the right to decline or cancel a reservation prior to check-in if we determine that the stay may not be aligned with our house rules or hosting standards.
Acknowledgment
By submitting a booking request, guests confirm that they have read, understood, and agree to comply with all house rules and policies.
Guests have full access to the apartment and all shared areas, including the pool, tropical gardens, laundry facilities, and outdoor showers.
The unit includes a private parking space, clearly marked and reserved for one vehicle only. Please respect this rule, as other spaces belong to fellow guests within the property.

For this reason, we kindly ask guests to keep noise to a minimum at all times — especially in shared areas and during the evening and night hours.
