2 Bathrooms Enjoy modern city living on the 11th floor of QBO Towers, facing La Sabana Park. This two-bedroom, two-bath apartment offers panoramic city and mountain views, AC, and a fully equipped kitchen. Steps from cafés, dining, and shopping, it’s a safe and stylish space with everything for work or rest. Spacious, bright, and designed for comfort — perfect for families, friends, or business travelers exploring San José.
The space is distributed over 75 square meters, with two bedrooms and two full bathrooms, dining room, breakfast room and full kitchen. In addition to its own complete laundry space. In the main room it has a queen bed and a sofa that can be a bed with an occupancy of 4 if you wish. In room 2 we have a queen bed as well. The total occupancy is 6 with two of these on a sofa bed.
The neighborhood is very safe and beautiful. There is a park in front called Parque del Café, ideal for walking, running or spending time outdoors. The area also offers many beautiful places to have a coffee, restaurants and quality gastronomic areas. There is a supermarket called Auto Mercado just 200 meters away, in addition to pharmacies, hairdressers, gyms, convenience stores among others. La Sabana Park is only 6 blocks away and it is very safe to walk. The area is very central and you have easy access to many places.
Purpose of our House Rules
Our house rules are designed to ensure a safe, respectful, and comfortable experience for all guests, neighbors, and staff.
By requesting to book, guests confirm that they have read, understood, and agree to fully comply with these rules.
We accept reservations from guests whose travel plans, communication style, and expectations are aligned with our house rules and hosting standards.
Communication Requirement
Clear and respectful communication is required before and during the stay.
Guests must provide sufficient trip details and respond promptly to messages in order for a reservation to be confirmed.
Reservations may be declined if guests do not explicitly confirm that they have read and agree to all house rules prior to arrival.
Occupancy & Visitor Policy
Only registered guests listed in the reservation are authorized to stay overnight at the property.
Visitors are allowed under the following conditions:
The primary guest must notify us in advance and provide the visitor’s full name and ID so access can be coordinated with building security.
Visits are permitted during normal daytime hours only.
If a visitor stays overnight, the additional guest fee per person per night will apply and must be added to the reservation.
These measures are required to ensure coverage under Airbnb’s insurance and compliance with condominium regulations.
Events, parties, or gatherings are not permitted.
Quiet Hours & Community Respect
Quiet hours must be respected at all times.
This property is not suitable for parties or disruptive behavior. Guests are expected to be mindful of neighbors and common areas.
Smoking Policy (Strict)
Smoking, vaping, or the use of any smoking-related devices is strictly prohibited:
* Inside the apartment
* On balconies
* In hallways, elevators, or anywhere inside the building
Violation of this policy may result in additional cleaning or damage charges, in accordance with Airbnb policies and the condominium
Use of Common Areas & Amenities
Use of common areas (swimming pool, gym, sauna, and steam room) is permitted from 6:00 a.m. to 8:00 p.m.
After 9:00 p.m., loud noise or disruptive behavior is not allowed.
Amenity Reservations:
To use the gym, sauna, or steam room, please send us a message in advance with your preferred time so access can be coordinated accordingly.

Proper swimwear is required.
Please avoid walking through hallways, elevators, or other common areas while wet, as this may violate condominium rules and could result in a fine.
Property Care & Responsibility
Guests are expected to treat the property, furnishings, and amenities with reasonable care.
Any damage or misuse may result in additional charges, handled in accordance with Airbnb policies.
Cleanliness Expectations
The property must be kept in reasonable condition throughout the stay.
Excessive mess or improper use of the space is not permitted.
Air Conditioning Use
Please remember to turn off the air conditioning when you are not in the apartment or when leaving.
Electricity costs in Costa Rica are high, and the installed units are designed to cool the space quickly and efficiently.

Damage, Loss & Replacement Policy
Guests are expected to take reasonable care of the property and its contents.
In the event that any items are damaged or missing, the following replacement costs may apply:
Bath Towels: $25 each
Bed Sheets: $65 per set
Duvets or Duvet Covers: $65 each
Wine / Kitchen Glasses: $7 each
For larger items (such as appliances or furniture), repair or replacement costs will be assessed based on the actual cost required.
Any applicable charges will be managed in accordance with Airbnb’s Resolution Center policies.
Compliance & Right to Decline
We reserve the right to decline or cancel a reservation, prior to check-in, if we determine that the stay may not be aligned with our house rules or hosting standards.
Acknowledgment Clause
By submitting a booking request, guests confirm that they have read, understood, and agree to comply with all house rules and policies.
Guests have access to all building amenities. Just let the host know in advance to reserve through the condo’s app.
On the 2nd floor, you’ll find the pool, sauna, steam room, and main gym. On the 15th floor, there’s an additional gym and a jacuzzi with panoramic views — perfect for relaxing after a day in the city.
I will be available through text messages mostly of the time. I also have a cohost Cristina that will be aware of any of your inquires.
We want your stay to be as comfortable as possible, so here are a few important notes:
Please respect condo rules and keep noise levels low after 10 p.m.
No parties or unregistered guests allowed.
The apartment is non-smoking, including balconies.
Security cameras are located in common areas, and building access is monitored 24/7.
Any maintenance requests should be coordinated directly with the host.
Access to amenities (pool, sauna, steam room, gyms, and jacuzzi) requires prior reservation through the condo’s app.
Amenity use is subject to building administration schedules and regulations.
Heavy rain may occur during the green season (May–November); please close windows when leaving.
Due to the central location, some normal city sounds may be heard during the day.
In rare cases of power or water interruptions, the building has basic backup systems.
WiFi is generally stable but may experience brief provider maintenance.
