Just a heads up - the Apt doesn’t have AC, but we’ve got ceiling fans in every bedroom to keep you cool. And guess what? There is also wide balconies so you can enjoy the fresh air all around!

The neighbourhood

La Sabana is named because we are located 3 blocks from La Sabana Metropolitan Park, the big lungs for San Jose, in which you can take a walk, do some excercise, view cultural spots or else.

Also there is access to everywhere in the country ( mountains, beaches, etc) You are 18 minutes from Juan Santamaria National Airport, or 10 minutes from Multiplaza Mall in Escazu, 10 minutes to Barrio Escalante, in San Pedro. Also you are 1.5 hours from Jaco Beach, Herradura, Los Sueños.

Purpose of Our House Rules

Our house rules are designed to ensure a safe, respectful, and comfortable experience for all guests, neighbors, and staff.

By requesting to book, guests confirm that they have read, understood, and agree to fully comply with these rules.

We accept reservations only from guests whose travel plans, communication style, and expectations are aligned with our house rules and hosting standards.

Communication Requirement

Clear, timely, and respectful communication is required before and during the stay.

Guests must provide sufficient trip details and respond promptly to messages in order for a reservation to be confirmed and properly coordinated.

Reservations may be declined if guests do not explicitly confirm that they have read and agree to all house rules prior to arrival.

Late-Night Arrivals

Late-night arrivals (after 10:00 PM) must be communicated in advance.
We are not a 24/7 front desk, and advance notice allows us to ensure a smooth and stress-free check-in.

Occupancy & Visitor Policy

Only registered guests listed in the reservation are authorized to stay overnight at the property.

Visitors are allowed under the following conditions:

The primary guest must notify us in advance and provide the visitor’s full name and ID so access can be coordinated with building security.

Visits are permitted during normal daytime hours only.

If a visitor stays overnight, the additional guest fee per person per night will apply and must be added to the reservation.

These measures are required to ensure coverage under Airbnb’s insurance and compliance with condominium regulations.

Events, parties, or gatherings are strictly prohibited.

Quiet Hours & Community Respect

Quiet hours must be respected at all times.

This property is not suitable for parties or disruptive behavior. Guests are expected to be mindful of neighbors, shared spaces, and condominium rules.

Respectful Conduct

Respectful behavior toward staff, building security, neighbors, and other guests is required at all times.
Aggressive, abusive, or threatening behavior will not be tolerated and may result in immediate intervention or removal, in accordance with Airbnb and condominium policies.

Smoking Policy (Strict)

Smoking, vaping, or the use of any smoking-related devices is strictly prohibited:

* Inside the apartment

* On balconies

* In hallways, elevators, or anywhere inside the building

Violation of this policy may result in additional cleaning or damage charges, in accordance with Airbnb policies and condominium regulations.

Use of Common Areas & Amenities

Use of common areas (swimming pool, gym, sauna, and steam room) is permitted from 6:00 a.m. to 8:00 p.m.

After 9:00 p.m., loud noise or disruptive behavior is not allowed.

Amenity Reservations

To use the gym, sauna, or steam room, please send us a message in advance with your preferred time so access can be coordinated accordingly.

?‍♂️ Pool Rules

Proper swimwear is required.

Please avoid walking through hallways, elevators, or other common areas while wet, as this may violate condominium rules and could result in a fine.

Property Care & Responsibility

Guests are expected to treat the property, furnishings, and amenities with reasonable care.

Any damage, misuse, or violation may result in additional charges, handled in accordance with Airbnb policies.

Cleanliness Expectations & Issue Reporting

The property must be kept in reasonable condition throughout the stay.
Excessive mess or improper use of the space is not permitted.

Any issues related to cleanliness, amenities, or the apartment must be reported during the stay so we can assist in real time.
Issues reported only after check-out may limit our ability to resolve them.

Air Conditioning Use

Please remember to switch off the air conditioning when leaving the apartment ( If Apply)

Electricity costs in Costa Rica are high.
Your cooperation is greatly appreciated.

Damage, Loss & Replacement Policy

Guests are expected to take reasonable care of the property and its contents.

In the event that any items are damaged or missing, the following replacement costs may apply:

Bath Towels: $25 each

Bed Sheets: $65 per set

Duvets or Duvet Covers: $65 each

Wine / Kitchen Glasses: $7 each

For larger items (such as appliances or furniture), repair or replacement costs will be assessed based on the actual cost required.

Any applicable charges will be managed through Airbnb’s Resolution Center.

Compliance & Right to Decline

We reserve the right to decline or cancel a reservation prior to check-in if we determine that the stay may not be aligned with our house rules or hosting standards.

Acknowledgment Clause

By submitting a booking request, guests confirm that they have read, understood, and agree to comply with all house rules and policies.

Guest access

You will need to book the visiting hours of some amenities before use. It is very easy, just text me when the desire hour to visit and I'll book it for you.

Other things to note

? Seasonal Notice

From December to March, you may notice some mosquitoes after 5–6 PM. They’re harmless but love warm indoor spaces — so please keep windows and balcony doors closed after sunset to avoid unexpected dinner guests ?. Thanks for your understanding!

? Tropical Country Notice

Remember, Costa Rica has a tropical climate, which means insects are naturally more active in warm and humid environments, especially at night.

Even though we fumigate every 3 months using organic, non-toxic certified products, it’s still possible to see a few tiny sugar ants or other small visitors. Don’t worry — they’re harmless and only looking for food (not you ?). In Costa Rica, we usually just wipe them with vinegar and they’re gone!

To help minimize any unwanted visitors inside the apartment, please follow these simple recommendations:

• Clean spills immediately, especially sugary, greasy, or starchy ones.
• Store all food in sealed, airtight containers.
• Clean kitchen appliances regularly (fridge, oven, microwave, toaster), including behind and under them.
• Avoid leaving dirty dishes in the sink for long periods.
• After your pet eats, remove any leftover food promptly.
• Take out the trash frequently and make sure bags are tightly closed.
• Avoid accumulating boxes, newspapers, or cardboard — insects love to hide there.
• Keep storage areas dry; moisture attracts insects.
• Report any water leaks immediately so we can address them quickly.

Important Pool Rules:

Walking through common areas or using elevators while wet or in swimwear is strictly prohibited.

This rule is enforced by building security and administration, and violations may result in fines or penalties.

How to Book Amenities:

Simply send us a message at least 24 hours in advance specifying which amenity you’d like to use.

Tip: Please provide a couple of preferred time slots — if one is taken, we’ll reserve your backup option.

⚡️ Lights & Electricity Use

We kindly ask for your help conserving energy:

• Turn off lights, air conditioning ( If Applied ), fans, and appliances when not in use or when leaving the apartment.
• Avoid leaving appliances running unattended.
• Keep windows and doors closed while using the A/C to maintain efficiency and comfort.

? Water Usage

Water is a precious resource in Costa Rica. Please help us save it:

• Turn off faucets tightly after use.
• Take reasonable-length showers to avoid waste.
• Report any leaks or dripping taps immediately.

? Proper Toilet Use

To prevent plumbing issues and keep the system working smoothly:

• Only toilet paper should be flushed.
• Do not flush wipes, feminine products, paper towels, or any other items (even if labeled “flushable”).
• Use a reasonable amount of toilet paper.
• Dispose of all other waste in the provided bin.

⚠️ Note: Blockages can be very costly and may require your cooperation if improper items are flushed. Thank you for your understanding.

? Appliance Use

Please treat all appliances with care:

• Read and follow the instructions for each appliance.
• Avoid overloading the washer or dryer and when loading, try to distribute the weight of the clothes evenly around the washing machine tank to prevent it from hitting only one side and possibly damaging or breaking the machine.
• Clean the microwave, oven, and toaster after use to prevent buildup.
• Never place metallic objects inside the microwave.
• Do not leave the stove, iron, or any appliance running unattended.
• Report any malfunctioning appliance as soon as possible.

? Smart Devices & Controls

Some apartments are equipped with smart locks, gateways, sensors, and smart A/C controls for your comfort and safety.
• These systems are automatically managed — please do not unplug, reset, or manipulate them.
• If you experience any issue with locks, gateways, or A/C controls, just notify us — we can handle it remotely or send assistance if needed.
• Tampering with these devices may cause loss of access, system errors, or unnecessary service calls.
